Valley Rental Lease Agreement

9.1. Without prejudice to other limitations of liability mentioned in this Agreement, Rental Valley`s liability to the Owner is limited, for one reason or another, to the commission paid last year by Rental Valley in respect of the property. Any right to compensation initiated by the owner expires after one year. 3.1. The owner is obliged to actively monitor the rental ninja booking system and check the booking details. If Rental Valley accepts a reservation with a price per night lower than the agreed minimum rent per night, the owner may object within 14 days of booking and no later than 1 day before the start of the rental. If such an objection is made, Rental Valley will cancel the reservation. At the end of the opposition, the owner of the house is not entitled to compensation for the difference between the minimum amounts and the actual rents. 10.11. This Agreement shall be subject to the jurisdiction of the Court of Amsterdam, unless this would be contrary to mandatory law.

Most states do not limit the amount of rent a landlord can charge. However, in some cities and counties, rent regulations govern the amount a landlord can claim and limit rent increases (see below). If a rent control regulation is not applicable, a landlord may increase the rent after being duly notified in writing to the tenant. Typically, the landlord can increase the rent of a monthly lease by giving the tenant 30 days` notice, although some states require 45 or 60 days` notice. 2.4. The owner is responsible for the payment of tourist tax, VAT and income tax on the property. In the event that a booking/rental platform pays the tourist tax directly to a municipality (as is currently the case in Amsterdam with Airbnb), Rental Valley will inform the user at the end of the month. 10.10. This Agreement and all related legal relationships shall be exclusively governed by and construed in accordance with Dutch law, unless this would be contrary to mandatory law. A tenant should also avoid signing a lease or lease with voids. 10.2. To the extent that the Owner is not the rightful owner of the property mentioned in this Contract, the Owner hereby declares that he has the right to rent the property.

The Owner also warrants that all obligations incumbent upon it under this Agreement will apply and be fully fulfilled by the Owners and/or all intermediate (sub)Owners. The owner of the house releases Rental Valley from all claims that are raised by the tenant, customers and/or third parties due to acts or omissions of the owner, beneficial owner or intermediate (sub)owners…
